The design process

We take pride in helping our friends in New Zealand’s apartment development and architecture realise their unique vision in the most cost-effective and time-efficient way possible.

The best way to ensure this occurs is with a straightforward ECI process where, with a careful and collaborative approach, we can help take a napkin sketch to first render, into construction and beyond.

At this stage we can add value both with the ‘aesthetic’ and the ‘adaptable’. 3D modelling and printing helps look at a design from every angle. Innovative engineering and construction approaches provide far greater flexibility in everything from decking materials to lighting to planter boxes to privacy screens.

Off-site construction

 It turns out the best way to enhance on-site construction efficiency and safety is to avoid the site altogether. With our factory-built modular balconies we can make the most of every minute within the construction schedule while working remotely and flawlessly.

 With decades of aluminium design, engineering and fabrication experience our factory capability has been developed over the years to ensure the highest quality build progression. Our reputation has been built on quality assurance and nothing will compromise this.

All balconies are precision-engineered to ensure nothing is left to chance come installation time. Then we keep everything at our storage facilities ready to go when the time is right. So everything is exactly where (and when) you need it.

On-site installation

While our balconies are being built off site we’re also making sure the connections are installed and ready to go for when they arrive. From there it’s a matter of fixing to the façade using the system’s specially designed hollow slab connection details. All we need for this is two expert installers and one crane.

 The on-site works are kept to an absolute minimum. The complete balcony is simply guided into place and locked into the building with maximum ease, speed and safety.

 In the U.K a record was set with 36 balconies installed in just over 6 hours. Obviously such impressive figures are only possible with the right support – here in New Zealand balcony installation speed will be set by the needs of each individual project.

Privacy and publicity

Balustrades have come a long way in design, fabrication and fixing in recent years. Working with our partner brands Attaché and Colossus, we design, fabricate and install the balcony balustrades and screening to exacting measurements.

This protective barrier can now be adapted to suit a wide variety of architectural designs and residential needs. Beautiful glass balustrading can open up the view and welcome the world in. Privacy screens can be adapted to offer refuge from others.

Soffits

Another unique point with the Grappler balcony is the innovative soffit system that delivers an ideal drainage system without impacting the overall design aesthetic of the balcony or the building. NZBC require a 150mm setdown from FFL for the water catchment tray. Soffit boards are fitted to the underside of the fascia to ensure a clean-edged look while delivering a weatherproofing seal. The balcony then collects the water in the soffit pans below the chassis, eliminating this cumbersome waterproof detail.

Anchors and stubs make a big difference to the rigidity, strength and durability of a balcony. With a number of different design solutions we ensure this vital structural element is made to the very highest standard as specified by the design. Without this precision engineering a balcony can feel bouncy underfoot, offer substandard thermal performance and corrode quickly. That’s why we ensure Grappler anchors and stubs function at the very peak of performance.

Locking in

Once the balcony arrives and is installed onto the arms a stirrup-style clamp within the chassis is tightened from above. These clamps have been fatigue tested with 7686 cycles to simulate 60 years of loading. A second anti-slip device is then connected to the arms to provide a secondary fixing. Once the balcony is in position installers can easily and safely tighten all locking devices and fix down the last boards with the clips.

Third, there are the balustrade and fascia at the front and sides. This is how your balconies will arrive on site. From there it’s just a matter of uplifting and locking them in.

Drainage

There are many considerations when it comes to designing the best drainage system for any specific apartment balcony system.

 

With the Grappler balcony there is the opportunity to free drain to the front edge of the balcony or positively drain in a gutter at the rear of the balcony. The advantages of free draining to the front edge is you are taking water away from the building façade and eliminating that risk of water ingress. Studies in the UK have proven the amount of water collected on a balcony is minimal, the dripping from the front edge no more noticeable than the rainfall.

With a positively drained balcony water is collected in a discrete gutter and connected to the downpipes on the building façade. Whatever drainage system you choose, we’ll make it fit right and work perfectly

Weatherproofing

This is where the Grappler shines. In New Zealand the leaky building crisis occurred from poor balcony design allowing water ingress into the building.

Traditionally balcony construction forms a concrete plinth off the building structure. This approach requires a lot of care and intricate flashing details to weather seal around, and there is a lot of risk associated with this build up. With Grappler the only penetration is through the façade at the two or three balcony arms. Weather tightness is a breeze.

As all balcony brackets have to penetrate the façade of the building and connect back to the main floor slab or building structure it’s important that design and engineering address all weatherproofing challenges before construction commences. We’ll work with your team to ensure nothing is left to chance here – the initial consultation process will provide a clear design path to follow.

Thermal break

In New Zealand we’ve got every weather pattern under the sun (and rain and wind). Such conditions demand much from our built environment. The use of a balcony thermal break in relation to floors and ceilings can make a significant difference to heat loss from apartments, ensuring warmer winters and less energy requirements from residents. So too can a well-designed thermal break provide considerable noise-dampening capability, increasing the quality of living when the neighbours below are living it up.
